Auctioneers Note:  After the passing of their mother, Atheleen, the Welch family has decided to sell the family farm at auction. We will be offering both tracts choice with no less than one break for confirmation of seller. Auctioneer retains the right to use as many breaks as needed to secure the sale of the property. A survey of both tracts was conducted in January of 2022.

Tract 1

This tract is a great multi-use 130.222 acre parcel that offers abundant hunting on the South Fork Salt River with $130 cash rent over approx. 48 tillable acres.  There is also about 33 acres in pasture & CRP  with the remaining balance in timber. This tract also offers a 1,492 sq ft  3 bed, 1 bath home that is in decent shape but it will require repairs on the basement and sewage system.
